Minet Musić — real estate investment advisorWhere and when to buy property depends on why you are buying.

An architect by training and an investment advisor by vocation. For 20 years I have helped investors from the Adria region and beyond buy the right property, at the right time and with a clear exit, across 20 markets — based on analysis, not hope.

The first conversation is about your goals, not about properties for sale.

Approach

From intent to exit in five steps. None is skipped.

I apply the same sequence in every market and for every budget, so you can verify my recommendation rather than simply trust it.

  1. Step 01

    Intent

Goals, budget, horizon and risk tolerance. Without them every property looks like an opportunity.

    ResultInvestor profile

  2. Step 02

    Market analysis

Where and when: markets, locations and cycle phase compared on supply, demand, prices and rents.

    ResultShortlist of markets and locations

  3. Step 03

    Due diligence

Title, permits, developer, contract and price against real market value.

    ResultList of risks before payment

  4. Step 04

    Returns and risk

Yield, cash flow and return in three scenarios: conservative, base and optimistic.

    ResultFeasibility study

  5. Step 05

    Purchase and exit

Payment and financing structure. The exit is defined before the purchase: when, to whom and at what price.

Intent

Six reasons people buy property. Which is yours?

The same property can be right for one investor and wrong for another. Intent determines the market, the type of property, the timing, the financing and the exit.

Personal use

“I buy to use it.”

A home, a second home or a flat for a child at university. You are buying a life in that location, but the value must be preserved.

Rental income

“I buy so the property pays me.”

Regular income from long-term or short-term letting. Who will rent it matters more than how it looks.

Capital growth

“I buy to sell higher.”

Entering early, off-plan or in an emerging location, and exiting once the value has risen. The profit is made at purchase.

Income and growth

“I buy to earn twice.”

A property that earns rent while its value rises. The most common choice for a five to ten year horizon.

Capital preservation

“I buy to keep what I have.”

Moving part of your savings from cash into real assets as protection against inflation, currency and political risk.

Residence and citizenship

“I buy a plan B.”

A property that opens the right to residence or citizenship in another country, for mobility, education or business.

Leverage is a tool, not an intent. A loan or a developer payment plan raises the return on your own money and the risk with it. It makes sense when the rent covers the instalment even in the conservative scenario.

Markets

20 markets. One methodology.

I choose the market according to your intent, not according to what is currently being sold. Each market has a guide with figures, rules for foreign buyers, taxes and risks, with sources.

Market guides are in Bosnian; figures, dates and sources are given next to each number.

Residence and citizenship

About

An architect by training. An investment advisor by vocation.

My name is Minet Musić. I studied architecture and started my first business in Istanbul, where I lived for ten years. Architecture taught me that nothing is built without a design. The same is true of capital: before the foundations come the soil survey, the structural calculation and the emergency exit. In investing these are called market analysis, due diligence and exit strategy.

I work in 20 markets, but I do not sell markets. I start from why you are buying and only then look for where and when. Sometimes the answer is not to buy, and then I say so.

“If you are looking for a get-rich-quick scheme, you are in the wrong place. If you are looking for a system, mentorship and security, you are in the right one.”

Questions

Frequently asked questions

Who is Minet Musić?

Minet Musić is a real estate investment advisor based in Sarajevo, Bosnia and Herzegovina. An architect by training, he has 20 years of experience advising investors across 20 markets. He owns MM Real Estate, Evaloan and Adria Investment Advisory, and is the owner and organiser of the Property Expo real estate fair, including Property Expo Chicago.

What does a real estate investment advisor do?

An advisor helps an investor decide what, where and when to buy in line with the investor's goal. The work covers market analysis, due diligence, a feasibility study, risk assessment and an exit strategy, all before money changes hands.

How is an advisor different from an estate agent?

An agent sells the properties on their books. An advisor starts from your goal and only then looks for the market and property that fit it. When the numbers do not add up, the advice is not to buy.

Which markets do you cover?

Nineteen markets: Bosnia and Herzegovina, Montenegro, Croatia, Serbia, Albania, Türkiye, Northern Cyprus, Greece, Italy, Spain, Portugal, the United Kingdom, Georgia, the United Arab Emirates, Qatar, Saudi Arabia, Jordan, Lebanon and Indonesia.
